House Rules or Housekeeping rules are rules which govern the use of a room or part of a house or apartment.
In the United States of America, the term house rules refers to rules for the use of private residential properties which are not covered by the Fourth Amendment.
Homeowners may use a "house rule" to limit the use of the property. For example, homeowners may permit a guest to enter their home and live with them, to enter the garage to do work, or to have access to the backyard. More commonly, house rules are enforceable by the homeowner as part of the contract of the lease, and, therefore, a house rule can limit a tenant's use of the property.
Rights of property owners
In most places in the United States, the owner of a private residence or other property does not have a general right of access to the interior of the residence. Any right of access a homeowner may have is an easement for ingress and egress to a driveway. While a homeowner may control the use of the driveway, the homeowner cannot control access to the entire residence or property. This means, for example, that a homeowner cannot prevent a potential renter from entering the residence and even the garage, or, if the homeowner rents out the garage, the homeowner cannot prevent a potential renter from entering the garage.
To increase a homeowner's privacy in their home, the homeowner may choose to require a renter to provide his or her own key to the property. If a house rule is so enforced, a potential renter may be unable to gain access to the property.
Some states require a homeowner to consent to a renter's use of the property. Even with a written consent, however, a homeowner cannot prevent a renter from entering the property, and the homeowner may be unable to enforce the consent. Also, if the homeowner requires a security deposit or an additional charge for use of the property, a potential renter may be unable to cover the costs of the additional charges.
